TRANSFER (GIFT/SALE) EFFECTED IN THE OCCUPIED BY THE TURKISH TROOPS AREAS OF AMMOCHOSTOS AND KERYNEIA

Who can apply:
Transfer (by Gift/Sale) of immovable properties located in the Keryneia District and the occupied by the Turkish troops areas of Ammochostos District.

Required Documents / Conditions / Samples:
  • Declaration of Deposit of Transfer Contract - Form N.299A
  • Tax Clearance Certificate (Immovable Property Tax / Capital Gains Tax / Central Body for the Equal Distribution of Burdens Levy), Form Ν.313, duly completed and stamped by the Tax Registrar.

  • The submission of Form N.313 is NOT REQUIRED in cases of transfer of immovable property by virtue of a gift, for the occupied by the Turkish troops areas of Ammochostos District and for the Keryneia District, provided that the transfer is between spouses or between relatives/persons related up to the third degree of kindred.
  • Gift Contract, upon Gift
  • Sale Contract, upon Sale
  • Form Δ.Ε.307 which may be completed electronically or in handwriting in case of a natural or legal person's representation. The form must be signed at the time of transfer.
  • If the application is submitted by a Proxy, either through a General Power of Attorney (€50.00 fee for filing) or through a Special Power of Attorney (no fee), then this is necessary to be attached to the application when it is submitted to the District Lands Office for the arrangement of an appointment and before the day of the appointment. The Power of Attorney must be duly stamped and the signature thereon certified.

Fees / Charges:
In cases where the property to be sold is situated in the occupied by the Turkish troops areas of Cyprus, and the beneficiary is a Greek-Cypriot citizen, the registration of the title to the beneficiary is made without any fees to be charged, until the political settlement of the Cyprus problem.
€5.00 fee is paid for every time a Certificate of Ownership of a Property situated in the occupied by the Turkish Troops area of Cyprus, is issued.
